Selling a business in the Inland Empire
The Inland Empire economy is not a smaller version of the coastal one. Warehousing and distribution built much of it, and the businesses that grew up around that base, freight and trucking operations, industrial services, equipment dealers, contractors serving the construction boom, and the suppliers that feed all of it, are different assets to sell than a coastal service business with the same revenue.
A distribution business with warehouse space under a favorable long-term lease carries value that does not show up in the income statement, and an owner who prices the business without accounting for it leaves real money behind. The reverse is true as well: a business whose lease expires in eighteen months has a problem that will surface in due diligence whether or not it surfaces at listing.
What is my business worth in the Inland Empire?
The starting point is adjusted earnings, meaning what the business actually produces once owner compensation, personal expenses, and one-time items are removed. From there the number moves based on customer concentration, the lease, the equipment, the management team, and how much of the operation depends on the owner personally.
Then it gets measured against what similar businesses have sold for in this region rather than statewide or nationally. Inland Empire pricing does not track coastal pricing, and using coastal comparables produces a number that will not survive a buyer's lender. We provide an opinion of value before taking a listing.
